Pumpkin Carving Underwater?

January 4th, 2009 by loveblogging

So you think carving the perfect jack-o-lantern is hard enough, right? Try doing it under water.

That’s what a group of divers did Saturday on Canandaigua Lake. The group from the Rochester Recreational Diving Club has made a tradition out of the event.

Each diver takes a stab at it, but some are more skilled than others.

“It’s tough because your pumpkin is buoyant and your tools are buoyant so if you let go of the tools they will start to float away,” said Stephen Peets, diver.

AFL may throw Cousins lifeline

January 4th, 2009 by loveblogging

THE AFL Commission could be asked to consider a compromise deal tomorrow that would see it set aside a disrepute charge on the condition Ben Cousins steps out of football for 12 months. Video: Jon Ralph on the AFL’s handling of Ben Cousins

Cousins flew into Melbourne on Friday night ahead of his summons tomorrow at 9am.

While his legal and support team will today scrutinise a range of approaches to his defence, the compromise is looming as their favoured approach.

It would see Cousins agree not to nominate for the pre-season draft as he continues his rehabilitation for a 2009 return.

The AFL could then avoid having to hand down a lengthy penalty, as well as circumvent any of the protracted legal action that could follow a suspension.

Where Tokyo turns green

January 2nd, 2009 by loveblogging

In this case, “romance” refers to pink-painted carriages and seats angled to face the window. Arriving at Mitake Station, cross the road and you will find the bus stop for Mount Mitake. A nice diversion is to go down to the Tama River, turn left and stroll along the bank. An antique shop doubling as a cafe has a garden where you can sit and take in the view of the mountains and the river.

To get to the top of the 929-meter-high Mount Mitake, first take the bus then the cable car (¥570). The cable car delivers you to a huddle of shops at the top of the mountain. The skewered ayu (sweetfish) from the Tama River that you can buy here goes very nicely with the view of central Tokyo in the distance. It may be the last you think of Tokyo as you pass through the large torii (shrine gateway) and head up the path toward Mount Mitake village — a cluster of red-roofed and thatched houses that cling to the top of the mountain.

TOP’s Jack confident for Tobago election

December 31st, 2008 by loveblogging

“And I believe, like I do very strongly in the Bible, that there will come a generation that will give the change necessary, and I believe the TOP (Tobago Organisation of the People) is that party.”

On his relationship with former THA chief secretary, Hochoy Charles, Jack said the two, despite their differences, will remain and continue to be friends. Jack said personality issues would not override his moral values.

“We might not, and I do not want to see eye to eye with anyone on anything, and I think that is what makes us good leaders. We can agree to disagree, and that would not separate us from a friendship that has spanned for years.”

Later on in the day, the Old Market car park at Tambrin Square was a sea of yellow as the TOP officially presented their slate of candidates for the THA elections on January 19. more

When Wholesaling Real Estate, Who’s Name Goes on The Contract?

December 29th, 2008 by loveblogging

I was talking with a very nice woman today on the phone about getting started wholesaling in real estate and she had some very good questions. One of them was about whose name actually goes on the contract when you are wholesaling.

I think, from what she said, that part of her concern was liability and the other part was how the wholesaling process mechanically works. So, here is my brief overview of how we Wholesale and how I recommend you do it.

In our business, our Independent Contractor Wholesalers go out and talk to motivated sellers who want or often need to sell their house. When we wholesale that house we typically have our Independent Contractor Wholesalers present an offer from us to purchase the house.

The key here is that we also add, “AND/OR ASSIGNS” and make sure that the contract we are presenting allows us to assign our rights in that contract to another buyer.

If you were wholesaling on your own (not as an Independent Contractor Wholesaler for us), you would use your business (or personal name if not operating as a business) on this contract.

Is there liability in signing a contract like this? Yes. Depending on the contract you use, the person who is agreeing to buy may be risking their earnest money or may be liable to be sued by the seller to complete the sale.

We typically use earnest money contracts, but we also have a clause in the contract AND disclose to the seller that we will need some time to try to find our buyer and that if we do not find our buyer in that time, then we both agree to cancel the contract and return our earnest money deposit to us.

So, as you can see, our risk is very small in wholesaling real estate especially when you consider that we typically use $20 for earnest money and often times we even use a promissory note for $20 instead of cash or check.
